Beacon Hall: Graduate Housing at the SciTech Campus 

Located at Mason’s SciTech Campus in Manassas, Beacon Hall is designed specifically for graduate and doctoral students seeking a quiet, apartment-style living environment that supports academic success.

Apartment Features 

Beacon Hall offers modern housing with the comfort and privacy graduate students need: 

  • Studio, one-bedroom, and two-bedroom/two-bathroom apartments  
  • Single-occupancy bedrooms with private bathrooms in-unit  
  • Fully furnished apartments with full kitchens and dishwashers  
  • In-unit washer and dryer  
  • High-speed Wi-Fi and cable TV included  
  • Study lounges and community spaces for collaboration  

Beacon Hall houses approximately 200 graduate and doctoral students and is open to students enrolled in graduate-level programs.

Housing Rates (2026–2027) 

Beacon Hall housing agreements run for the academic year, with payments split by semester. All bedrooms are single occupancy. 

Fall 2026 

  • Studio: $6,990  
  • One-Bedroom: $9,170  
  • Two-Bedroom (per person): $5,390  

Spring 2027 

  • Studio: $5,950  
  • One-Bedroom: $7,820  
  • Two-Bedroom (per person): $4,600  

Annual Total 

  • Studio: $12,940  
  • One-Bedroom: $16,990  
  • Two-Bedroom (per person): $9,990  

Meal plan options may be available depending on where you live

Masonvale

Many graduate students also rent apartments in Masonvale.  Although it is located on the Fairfax campus, it is considered as "Off-campus Housing".  Click here to learn more.

What makes Masonvale different from other housing options?

  • To be eligible to live at Masonvale’s GMU Staff Housing Apartments, residents must have a relationship with George Mason University or affiliates.
  • Masonvale is transitional housing and offers a variety of lease terms. The maximum residency term at Masonvale is three (3) to six (6) years depending on Priority status. This affords ongoing housing availability for new members of the George Mason University community.
  • Residents of Masonvale have a common interest through their affiliation and relationship with George Mason University.

Off-Campus Housing Search Tips

  • Start your housing search as soon as possible. Do not wait until you arrive in the U.S. There is a lot of demand for housing in the Northern Virginia/Washington D.C. area. Start your search by talking to friends or current students and by reviewing the website http://och.gmu.edu.
  • Use the latest George Mason University Off-Campus Housing Handbook provided by Contemporary Student Services.
  • When you have identified one or more suitable properties, research public transportation.  Is there a bus or metro stop close by? How will I travel to campus?
  • Also, make sure it fits with your class schedule. Some classes run as late as 10:10 pm. Is there still a bus or metro around 10:30 pm?
  • Be prepared to pay the first month’s rent and security deposit (equal to one month’s rent or two months' rent) upon signing the lease.
  • Does the lease include utilities, WIFI, and/or furniture?
  • To save money, consider renting a room in a house. To find it on http://och.gmu.edu, click on "advanced search" and look for a sublet or sublease.
